It's about a 15 minute hike through the woods to the pond and would
make a great spot for a hunting and fishing camp.

Here's part of a NY Times article about timberland investments.
SQUARE FEET: VENTURES; For Some Investors, Money Grows on Trees
By VIVIAN MARINO (NYT); Money and Business
DISPLAYING ABSTRACT - WHEN a tree falls in a forest, chances are that it can be heard all the way to Wall Street, and throughout other financial circles as well. Once the exclusive province of businesses and individual land owners, Timberland is being held increasingly by big institutions from pension funds to university endowments because timberland investments can be a hedge against inflation and lacks a correlation with stocks and bonds.
Timberland investments also show solid returns between sales to lumber and paper companies complimented by long-term gains on the property itself, the article said.

"Cross
Country Skiing at Garnet Hill in the Adirondacks has the easy flow of moving
water. Smooth, wide trails slope outward and downward from the lodge, following
the path of least resistance... Shuttle buses saved the day. Now you can
ski happily to the far reaches of the trail system, secure in the knowledge
that you won't have to struggle back up."
Wildness Is A Necessity:
Thousands of tired, nerve-shaken, over-civilized people are beginning to find out that going to the mountains is going home; that wildness is a necessity; and that mountain parks and reservations are useful not only as fountains of timber and irrigating rivers, but as fountains of life.
John Muir (1838 - 1914). Our National Parks. 1901.
